
Dunedin Community Rallies to Replace Elderly Neighbor's Collapsed Flat Roof
Sometimes, a routine roof inspection turns into something much bigger than a standard repair job. In this case, the compromised peak allowed massive amounts of heavy rainwater to migrate directly beneath the single-ply sheets. Over months of undetected leaks, the water pooled inside the membrane laps, creating heavy, sagging pockets. The weight of this trapped water completely collapsed the underlying insulation boards, turning the sub-roof cavity into a dark, stagnant breeding ground for thick green algae slime.
Draining the Laps & Executing Emergency Tarping Mitigation
Before any permanent replacement work could begin, our primary goal was protecting the homeowner's interior ceilings from immediate storm water intrusion. We systematically cut and drained the heavy, water-logged membrane laps, releasing gallons of stagnant, trapped water to alleviate the dead-load stress on the structural roof deck.
Once the pooling water was fully drained, our crew secured the entire flat roof system under an emergency, heavy-duty protective tarp. This temporary mitigation sealed the open ridge peak and torn seams, giving the homeowner complete peace of mind while we worked out a long-term structural solution.

Installing a Brand-New, Heavy-Duty Mule-Hide TPO System
Once the funding was secured, our certified crew executed a clean, structural tear-off of the rotted Erez membrane and saturated insulation. We installed a brand-new, high-density polystyrene insulation board foundation to restore a completely flat, structurally sound substrate.
On top of the new insulation base, we rolled out and mechanically fastened a premium, commercial-grade Mule-Hide white TPO single-ply membrane. We heat-fused all lap seams at a molecular level using professional Leister hot-air guns, fully flashed the vertical wall transitions, and sealed the perimeter with heavy-duty metal termination bars.
The Dunedin home is now completely watertight, protected by a highly reflective white roof that dramatically lowers interior cooling costs, and backed by a community that refused to let a neighbor fall through the cracks.
