Keeping TPO Membranes Strong in Paradise Island Co-Op

When we roll out to regular preventative maintenance jobs in the Largo area, we aren’t just looking to make a roof look pretty from the ground. On a recent project inside the Paradise Island Co-Op right here in Largo, Florida, we performed an annual maintenance soft-wash on a single-ply white TPO membrane.
While the main heat-welded seams, perimeter lines, and plumbing boots were tight and structurally sound, our deep pre-wash inspection uncovered a major hidden vulnerability around the home's three skylights and solar tube. The caulk sealant around every single one of those fixtures was completely baked out, brittle, and actively cracking.

This job perfectly highlights a massive flaw in how some common local installers set up these specialized roofing systems. Too many companies cut corners by setting skylights and solar tubes directly flush to the flat roof deck, relying 100% on a generic bead of caulk to hold back the heavy Central Florida rains.

When we install a brand-new TPO or single-ply membrane system, we design it to eliminate that point of failure entirely. We build custom, 4-inch elevated aluminum curbs. We mechanically fasten the curb, then physically wrap and flash the main TPO membrane right up the walls of the structure. This creates a bulletproof structural barrier that redirects water naturally without ever relying on short-lived tubes of sealant.

Because the flush-mount system was already installed on this Paradise Island home, we couldn't just leave it to leak. We took the time to educate the property owner on exactly what was happening on their roof and why. We then meticulously cleared away all the failing, dry-rotted material and completely resealed all four fixtures

using premium, industrial-grade OSI exterior sealant.
