Clean 2 Preserve llc was brought in to resolve a severe environmental maintenance issue on a large-scale commercial TPO roof system at the American Condominium property in Zephyrhills, Florida. The membrane was heavily compromised by thick black algae (Gloeocapsa magma), mold colonies, some lichen, and a dense layer of surface oxidation. This accumulation of dark organic matter completely destroyed the roof's original reflectivity, and was actively damaging the membrane creating future Delamination and premature cracking.
The Challenge:
Standard high-pressure washing tactics routinely used by generic exterior cleaners tear commercial TPO seams, degrade the material, and instantly void manufacturer warranties.

The Result:
The system's structural integrity was fully preserved, manufacturer warranty parameters were respected, and the TPO membrane’s brilliant white, energy-efficient reflectivity was 100% restored. There is some slight visible straition discoloring that we know to be irresversable damage due to the previous neglect, but this roof is in it's best shape now going forward. The client is committed to a service interval cleaning and inspecting it annually so this roof is saved!

Understanding TPO Skin-Overs on Elite Panel Systems
In this project video, we look closely at a very specific commercial roof configuration common throughout Central Florida: a TPO "skin-over" installed directly over structural elite panels.
Elite insulated patio and carport panels are notorious for developing critical failures and leaking at the panel seams once the factory peel-and-stick seam tape inevitably degrades from heavy UV exposure. To permanently stop these structural leaks, property owners frequently install a single-ply TPO membrane roof right over the top of the panels.
However, as we point out in the video, this specific roof was installed without any high-density insulation board underneath the TPO membrane—a practice known as a direct skin-over. Skipping the insulation underlayment creates severe long-term structural issues: over extended periods of thermal expansion and contraction, the raw screws, seams, and bolts that fasten the elite panels and peak flashings down naturally begin to work their way upward, popping directly through the unprotected TPO membrane and creating fresh, hidden leak paths.
