OPEN PAN ROOF
Open pan roofs also require what we call "TUNE-UPS" sometimes.
These roofs have exposed screws and over time in Florida
with the heating and cooling of the metal, the original grommets fail, the Screws rust out and sometimes the heat and contraction of the metal actually back the screws out and this creates leakage to the sub-roof. This can create pooling water under your roof that hasn't even found a way into your home yet. Or if it has, it's created exponential problems!
After the initial roof cleaning we replace any rusty screws and reseal every screw on the roof. Sometimes we have to add screws to each pan to bring them up to code, we then seal them as well to eliminate this future eventuality.
